Its a conversion for sale from old squash courts to houses - so rental things are irrelevant - but thanks.

I have to do one as either a show home, or sold 'off plan' to spec.

We don't always see eye to eye, but I think you got a bit of a rough ride on that (and some leg-pulling) Wink

Having spent awhile in the property business, if you're doing it to sell - keep it simple - put in the "essentials", insulate, (heating etc - in a town that'll be gas, perhaps add a simple solar dhw to that), magnolia and white throughout, nice floors, "shaker" kitchen (relatively cheap if done by local craftsman, and deeply trendy) - job done! Wink

At least the profits are going to fund a nice waterwheel resoration, though if one of the squash courts could be retained anyone feeling cold could just go and bash a ball around. Maybe a free WEE game instead.
It may be too late but have you considered hollow skirting and ducts to allow addition of future wiring of that internet fridge etc.
