its funny,
          we cannot help but imagine ourselves setup and living romantically in a perfect old mill which we spent weeks completly restoring and refurbishing from the cellars to the roof,solid oak floors all round and underfloor c/h driven by the big wheel,,,,  ,,,,,,
        the sad reality is,,that it will break your back and your bank,,and travel will become a hated event,
         have a look at what you already have and love it a bit more.stay happy,,stay clear.

Biff, your comments have the feel of someone talking from personal experience....

It does rather look like the current owner has tried to restore the place and either run out of will, money or both. I see it is Grade 1 Listed so you would also have lots of government busybodies felling you what you can and can't do with YOUR house. Suspect they will insist it can only be restored to the original status of grinding grain and not being gentrified into decent, self sufficient housing....

Impressed that they managed to photography the place on a sunny day - that must have taken patience or was it photoshop?

It is not just biff,

I am truly behind biff on his statement.
 I also have experience but from a different angle.
 We live in the country and I have to make beautiful apartments for the Mrs in her Robin Hood house, (its in Newark Notts) and recently her top floor apartment in Versailles, France . I tell you every building/property seems to actually get a bit of me, whether it be skin or blood, yep there are bits of me all over the place.

It'd take a lot more than 'weeks' to restore that. It looks huge, and negligibly insulated. The really desirable houses are ones with a decent sized site containing a thoroughly knackered bungalow or small house, ideally derelict. That way you can get a plot with services, knock down the existing house without feeling too guilty, and build something really good instead.

if it was round here... I'd be at the auction bidding on it....

if I bough it... I'd get some kind of basic bedroom/bathroom/kitchen and then move in and sort the rest with no time scale....


but single with no kids means living in a tent on the top floor with a barrel of water to wash in would be a a bit of adventure

(tho I'd probably stay single for quite a while like that)

You never know, you could be lucky and the young lady from the Timotei advert may hail from Caithness. Having said that perhaps she's fed up with washing her hair in a barrel and is selling up. I think we saw the same property in a far worse state of repair for around £40K when we were looking a few years ago but could be mistaken. It's quite sad to see part finished projects up for auction but it could be a good buy for someone  Cool

wookey,there was a little sark there"weeks",,denote,,"weeks" in fact your life time..i take one look at the place and see nothing but hard times ahead for the punter.its dark dreary and will soak up all endevours and spit them out.
    who ever built it was keeping his workers captive,the place is straight out of the dark ages.,i am positive it has a history and not a happy one.,,biff

I've seen that mill. I was looking at a plot on the B870 just to the north of where they show and had a drive down that road exploring the area. I don't think the mill's where they say it is, though. I don't know much about water mills but I understand that they're usually put near water for some reason. Cooling, perhaps? My vague recollection is that it's near the turn off from the B870 so this could be it. Looks like the remains of the leat and outflow channel thingy are visible.

I don't know why but the Caithness estate agents seem to be somewhat geographical challenged. I don't remember a single plot where the map position was actually right. E.g., the one I was looking at was actually south facing to the south of the B870 but they showed it east facing on the small road going north at the middle of the map. Very frustrating when orientation matters. Maybe it's just that they go by postcode.

As to the mill - I thought "wow, that looks like a huge project for somebody. I wonder if it could ever be done economically". There are a lot of derelict buildings around here where the only sensible thing to do is to build something modern nearby.
