Bit out of touch - last knew agents in Cornwall in the 70's - I'd be tempted to look for professional companies (that have a surveyor  - an "FRICS" or "FAI"), it's usually a fair indication of a "straight" company- they have pretty stiff codes of conduct, and can't afford to lose their professional status - a swift Google turned up this lot -

with my estate agent's hat on....... brilliant, as far as it goes, but you really must add "all the boring stuff" - where is the property? is it detached/semi/terraced?, is it an "estate" house or architect designed?, town or country, proximity to schools/shops/buses etc - number and size of all rooms?, fitted carpets, kitchen units, all that sort of stuff.............remember (and this'll get me lynched by the pc brigade), it's 'er indoors that chooses the property - 'im indoors does as he's told! (so nonsense like colour of bathroom suites and carpets, description of fitted kitchen units, pretty sunny day photo  etc can be just as important when selling than the interesting stuff - to us, being blokes!) Grin

Cornish Ben, the only thing I can add is to make sure your EPC reflects the true performance, there are lots of aware punters  now.

Finally had my EPC done yesterday and it blatently doesn't reflect the true performance. It was given an E/F and looking at the breakdown:
Apparently we use 446 kWh/m2/year, emitting 4.6 tonnes of CO2, with lighting costing £54/year, heating £816 and hot water £89. We spend about £100/year on wood (arguably a zero carbon source), our net electricity bill with the PV/FIT is/will be zero plus we are with a renewable electricity provider for the remainder.

I thought SAP took these things into account?  He said he only had a 'tickbox' for solar PV and solar thermal, these are then just listed as 'low carbon sources' in another section but not taken into account in the calculations it seems. So I could have had a 200W panel or a 10kW installation and it still wouldn't have affected the rating.
cob walls - poor rating - yep fair enough
150mm loft insulation - good rating - annoying as it's more like 300-400 over most of loft but shallower by loft hatch where he measured.
double glazing throughout - poor rating, how does that work??
main heating of woodburner/rads given a poor energy efficiency rating, and very poor as we don't have a thermostat.

anyway rant over - I guess I wasn't expecting anything different

Just goes to show what a complete waste of time everything to do with HIPS is.  Rumours that a new government will scrap the whole thing are a small source of hope.

I believe everybody should before the assessment.  I doubt anybody can do it in the time allotted judging by the money they charge so a lot of presumptions are made which may or not be correct.

If you had known you could have easily taken measures eg screwed a thermostat to the wall.

The one area that i think can catch people out is that they can have a eco heating system which they use predominately but because it is the minor system in the area of the house it is not given much credence.  One could have a old gas boiler and rads in situ that you have never used but unless this is legally decommisioned this will get counted as the predominant system. One could make the eco system dominant by removing heating in other rooms!!  and so it goes on
